One of the key highlights of our proposal is its core set of principles, which allow for design flexibility while maintaining a cohesive vision for the development. This adaptability ensures that we can respond to feedback and explore alternative design ideas to best serve the community's needs.
For example, in discussions with Village staff, we examined alternative site layout options. This collaborative approach enabled us to explore modifications while preserving the essential elements of the development.
Strategic Site Layout
At the core of our proposal, the site layout strategically places five-story apartment buildings in the center of the development, surrounded by three-story townhomes. This keeps the higher building density centralized while integrating seamlessly with the surrounding residential character.
• Vehicle Access: The development prioritizes access from the new access road, limiting direct entry from Prairie Street to minimize traffic impacts.
• Residential Character: The design respects the existing neighborhood by featuring front doors facing the street and keeping parking areas internal to the site.
Exploring an Alternative Approach – Option 2
Our second site layout option retains the core principles of the initial design but introduces modifications aimed at optimizing space and enhancing community amenities.
• Parking Ratio Adjustments: Option 2 considers reducing the parking ratio from 2 spaces per unit to 1.6 spaces per unit, supported by a traffic engineering study indicating that even a ratio of 1.4 spaces per unit aligns with standard practices.
• Enhanced Outdoor Amenities: By decreasing the parking ratio, we can incorporate more outdoor features such as a swimming pool, dog park, and additional greenspace, creating a more vibrant and livable environment.
• Possible Use of Triangle Lot: This layout explores additional opportunities for community space and accessibility.
Apartment Amenities & Community Connectivity
Option 2 emphasizes the integration of apartment amenities with the surrounding environment. The first-floor plan is designed to establish a direct connection to the outdoor space, with a main entry providing access to the pool and other communal features. This approach fosters a dynamic and engaging living experience for residents.
A Striking Architectural Feature: The Corner Tower
A key architectural element of our proposal is the prominent corner tower, which will be visible from Northwest Highway and the Metra station. This distinctive feature will serve as a landmark, marking the main entrance to the apartment complex and potentially becoming an iconic feature of Cary over time.
